Seller’s Checklist

  • Deed;
  • Forwarding Address;
  • Social Security Number(s);
  • Smoke Detector Certificate;
  • Paid receipts or final bills for real estate taxes, water, sewer and municipal electric, if applicable;
  • Discharges or releases of any encumbrances, other than bank mortgages;
  • Names of Lender(s), telephone number(s), and account number(s) for all outstanding mortgage(s) encumbering the property being sold;
  • Name of Attorney if represented by counsel;
  • If property being sold is a condominium, a 6(d) certificate issued by the condominium association;
  • If the property being sold is a condominium, the name and phone number of a person to contact with the condominium association;
  • If the property being sold is a condominium, the monthly condominium fee;
  • If the property has a septic system, Title V Compliance Certificate;
  • If the property is located in the City of Newburyport or the Town of Newbury, a fully executed, including execution by the respective Board of Health representative, Enforceability Schedule for Compliance with Title V.
