Seller's Checklist

1. Deed;

2. Forwarding Address;

3. Social Security Number(s);

4. Smoke Detector Certificate;

5. Paid receipts or final bills for real estate taxes, water, sewer and munipal electric, if applicable;

6. Discharges or releases of any encumbrances, other than bank mortgages;

7. Names of Lender(s), telephone number(s), and account number(s) for all outstanding mortgage(s) encumbering the property being sold;

8. Name of Attorney if represented by counsel;

9. If property being sold is a condominium, a 6(d) certificate issued by the condominium association;

10. If the property being sold is a condominium, the name and phone number of a person to contact with the condominium association;

11. If the property being sold is a condominium, the monthly condominium fee;

12. If the property has a septic system, Title V Compliance Certificate;

13. If the property is located in the City of Newburyport or the Town of Newbury, a fully executed, including execution by the respective Board of Health representative, Enforceability Schedule for Compliance with Title V
